Painting Process
Preparing all areas that are going to be painted.

All surfaces shall be clean and dry, free of foreign matter and contaminants. Use cleaning methods as appropriate. including pressure washing, scraping, sanding and wire brushing. Utilize power scrapers, grinders and wire brushes carefully to minimize damage to substrate.
Oslo Treatment

Pressure Cleaning Roof
All hairline and cracks shall be clean, then detailed with Elastomeric Patch.
Depending on the texture of the surface wall, if smooth surface Elastomeric patch will be of a smooth texture like mayonnaise. If rough surface Elastomeric patch will be more of a peanut butter texture.
Sealing
The Contractor is to apply a uniform coat of Primer/ Conditioner to all surfaces prior to painting or repairing. Application is to be made to all pressure cleaned exterior surfaces to be painted. Where the manufacturer offers to use primer/Conditioner as per warranty.

All perimeter joints are to be inspected. The Contractor shall seal all joints where is needed, like around windows and doors, and any stucco band, or other areas where water intrusion may result.
Preparing Area
Taping windows and doors and railings and floors and alarm elevator doors, dryer vents.
Railing
Light sanding and wire brushing. Utilize grinders and wire brushes, as well as sandpaper. Wipe and clean all railing and prepare for Spraying the railing.
Painting Railings
All areas are prepped, lightly sanded and cleaned before spraying.
Door Painting
All doors are already prepped, lightly sanded, wiped down and taped with paper.
Paint
All areas are prepped with primer, patched and ready for paint and detailing.
